Bacelot Bay comprises just 210 properties set in 41 acres – only a 12% density. As in the UK, the first 30% payment gives the purchaser the land title.
Finance Options
Finance is available with various Caribbean banks however most clients have used the Royal Bank of Trinidad & Tobago (Part of bank of Canada). Their interest rate is 8.5%. i.e. Grenada Prime less 0.5 (This rate is fairly average for the Caribbean).
Mortgage of 70% Loan to Value. This is a Capital and Repayment Mortgage over 20 years max. All finance is subject to Status and is fully certified.
The mortgage payments can easily be covered by the yields (see below) or by the mortgage paid for life option (also see below)
Hotel Contract
Each purchaser is required to sign a contract where their property is leased back to the resort owner. The purchaser will receive a 50% share of the generated income (see below yields). The purchaser receives 30 days usage per year. The contract is for 20 years renewable for a further 3 sets of 10 years. The property can be sold at any time.

These figures are net - after the maintenance cost is paid ($5 per sq ft per year – includes all insurances and furniture replacement etc) The percentages are based on an average price unit without furniture. The yields are an average over the first 5 years The figures are based on a conservative average occupancy of 72%
Mortgage Paid for Life Option - ENDED CALL FOR NEW PROMOTION
If you would prefer not to take the yields and would be happier with an actual guarantee then we offer the option by where we meet the mortgage payments over a full 20 year term. You pay nothing more and after 20 years you fully own the property with all the capital growth that the full price of the property realises. Of course you may sell prior to this and take the returns at that point.
